Rules and Responsibilities

The success of our landlords is vital to County Housing’s mission. The following requirements have been outlined to ensure your success.

Landlords must adhere to all housing quality standards set by County Housing. This involves ensuring that the rental unit meets specific health and safety requirements, such as adequate heating, plumbing, and structural integrity.

Landlords are responsible for promptly addressing any necessary repairs and maintenance issues that arise during the tenancy. Regular upkeep of the property, including addressing issues related to sanitation, safety, and structural integrity, is necessary. Failure to do so could result in the abatement (suspension) of payments.

Landlords must collect the portion of the rent due from the tenant and promptly report any changes in rent, lease agreements, or occupancy status to County Housing.

Landlords are required to cooperate with scheduled inspections conducted by County Housing. These inspections ensure that the property continues to meet the required housing standards throughout the duration of the lease.

Landlords must adhere to all fair housing laws and regulations, treating HCV program participants in the same manner as any other tenant. This includes prohibiting any form of discrimination based on race, color, religion, sex, disability, familial status, or national origin.

Maintaining an open line of communication with County Housing and your tenant is crucial. This ensures that all parties are informed of any changes, issues, or concerns related to the tenancy and the property.
