Zato se pripremamo za prelazak na <strong>NSPIRE<\/strong> &#8211; novi savezni inspekcijski standard Ministarstva stanovanja i urbanog razvoja SAD-a (HUD). <\/p>\n\n<div style=\"height:30px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div>\n\n<p><strong>\u0160ta je NSPIRE?<\/strong><br\/>NSPIRE (Nacionalni standardi za fizi\u010dki pregled nekretnina) zamjenjuje trenutni model inspekcije HQS (Standardi kvaliteta stanovanja). Osmi\u0161ljen da pobolj\u0161a rezultate u oblasti zdravlja i sigurnosti, NSPIRE stavlja ve\u0107i naglasak na uslove koji direktno uti\u010du na dobrobit stanara &#8211; poput za\u0161tite od po\u017eara, elektri\u010dnih opasnosti i sanitacije. <\/p>\n\n<div style=\"height:30px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div>\n\n<p><strong>\u0160ta ovo zna\u010di za vas<\/strong><br\/> Kao stanodavac ili vlasnik nekretnine koji u\u010destvuje u programu Vau\u010dera za izbor stanovanja (HCV), po\u010det \u0107ete primje\u0107ivati \u200b\u200bpromjene u na\u010dinu na koji se provode inspekcije i \u0161ta inspektori tra\u017ee. U nastavku su navedene neke od klju\u010dnih tema i odgovora za va\u0161u informaciju: <\/p>\n\n<ul class=\"wp-block-list\">\n<li><p><strong>Detektori uglji\u010dnog monoksida<\/strong><br\/> Detektori uglji\u010dnog monoksida (CO) su obavezni u svim jedinicama koje imaju ure\u0111aj na gorivo (kao \u0161to su plinski \u0161tednjak, pe\u0107 ili bojler) ili pripadaju\u0107u gara\u017eu. Detektori moraju biti instalirani izvan svakog prostora za spavanje i na svakom nivou ku\u0107e, uklju\u010duju\u0107i i podrum. Detektori CO na baterije ili oni sa \u017ei\u010danim kablom su prihvatljivi, sve dok su funkcionalni u trenutku inspekcije.  <\/p><\/li>\n\n\n\n<li><p><strong>Sistemi grijanja i klimatizacije<\/strong><br\/> Tokom inspekcija, provjeravamo da li sistemi grijanja obezbje\u0111uju adekvatnu toplinu i da li sistemi hla\u0111enja (ako postoje) ispravno funkcioni\u0161u. U hladnijim mjesecima, grijanje mora biti dovoljno da se odr\u017ei sigurna unutra\u0161nja temperatura (obi\u010dno najmanje 20\u00b0C). Ljeti, ako jedinica reklamira centralnu klimatizaciju ili ima ugra\u0111en klima ure\u0111aj, on mora biti u ispravnom stanju. Preporu\u010dujemo stanodavcima da proaktivno provjere ove sisteme prije promjene godi\u0161njih doba kako bi izbjegli ka\u0161njenja ili neuspjele inspekcije.   <\/p><\/li>\n\n\n\n<li><p><strong>Popravke i odgovornost za odr\u017eavanje<\/strong><br\/> Op\u0107enito, stanodavci su odgovorni za odr\u017eavanje jedinice u sigurnom, pristojnom i sanitarnom stanju. To uklju\u010duje pokrivanje tro\u0161kova popravki strukturnih komponenti, vodovodnih instalacija (npr. pokvarenih slavina), elektri\u010dnih instalacija, sistema grijanja\/hla\u0111enja i drugih klju\u010dnih elemenata doma. Stanari mogu biti odgovorni samo ako se utvrdi da je \u0161teta uzrokovana nemarom ili zloupotrebom.
